Credentials May Matter in a Changing Real Estate Market

As we may be tipping off the fevered pitch of the residential real estate market here in the Pacific Northwest, it’s a good idea to highlight some valuable credentials awarded by the National Association of REALTORS® or its affiliates. These designations may be recognizable and valuable to potential home sellers or buyers as they search for brokers who will best assist them in navigating our ever-changing market.

Additional intense education and access to resources adds to a broker’s expertise in various areas of professional interest. Such interest in obtaining one or more credentials often stems from a sincere desire to build a business on personal values of conscience, integrity or ethics coupled with a confidence in one’s own strengths and skills.

Here are 6 designations that could be particularly useful to consumers on either side of a real estate transaction:

ABR® - Accredited Buyer’s Representative - ramps up a broker’s education, tools and market finesse to specifically focus on working directly with buyer-clients during every stage of the home search and home purchase process.

CIPS - Certified International Property Specialist - requires a broker to complete intense education, pass exams and complete certain kinds of transactions along with other criteria to understand and navigate today’s global market with an influential network of over 3500 real estate professionals beyond borders.

GREEN - educates real estate practitioners about the wide range of green features, energy efficiency and the extraordinarily high standards for “built green” homes; these brokers are better able to find, understand and convey the long-term advantages for going green at home.

GRI - Graduate, REALTOR® Institute - a real estate professional who has in-depth interest and training in legal and regulatory issues, technology, professional standards; such a broker has made the commitment to provide the highest level of service to her/his clients in the sales process and will be a stand-out for any home buyer or seller.

SRES® - Seniors Real Estate Specialist® - provides additional education, insight and finesse for how to ethically, compassionately and empathically serve the complex needs of the fastest growing segment in real estate, aged 50+ clients; this specialist is ready to assess real estate needs due to an unexpected life event, inevitable requirements of aging or pro-active engagement in moving to a more appropriate residence.

SRS - Seller Representative Specialist - similar to an ABR®, this premier credential in seller representation is designed to elevate professional standards and enhance personal performance for home seller-clients from first conversations to building a plan to preparing a home for market to closing the sale.

Credentials may matter to discerning buyers and sellers as they sleuth online and in social media for the right broker. It’s worth considering an extra level of expertise as the real estate market responds to upward changes in inventory, a peak to high prices and what’s ahead for those who want to stay - or get into - the game.
